        Saving energy and improving residents' comfort

        Heating costs continue to rise

        Heating is the second largest expense within our service charge bills. Due to climate change and the continuing rise in energy prices, our heating costs have increased on average by 10% per year, and have soared by nearly 25% over the past 12 months! As the upward trend in energy costs continues, improved insulation is an important way to help control our rising energy expenses going forward.

        New windows in the Art Deco blocks?

        The Art Deco blocks currently have Crittall metal windows, which are particularly energy inefficient. A large number of the residents in flats 31- 62 have expressed an interest in replacing their windows with modern double glazed aluminium windows.

        If enough residents are interested in exploring this option then we may be able to work together to help you significantly reduce costs through bulk buying. Please note that as we reside within a conservation area, aluminium windows can only be installed in the Art Deco blocks, not in the Victorian mansion blocks, which have wooden sash windows, and RBKC planning consent must be obtained prior to installation of all new windows.

        Other ways to improve energy efficiency

        OCRA is also looking at other ways to improve the energy efficiency at Oakwood Court, such as sash window draft proofing, casement window double-glazing and external wall treatment to reduce heat loss. By making these improvements during the external works scheduled for 2014-2015, residents can group together to obtain bulk discounts, and we may be able to benefit from a substantial VAT tax break for the whole external works project.

        Precise heating comfort control

        One resident is installing a new type of auto-balancing valve and new noiseless TRV( Thermostatic Radiator Valves), which will allow for better control of the temperature in flats and even in individual rooms. We will report back to let you know if this trial is effective.
